• Asbestos-containing materials such as old loose-fill vermiculite or bonded panels - we're not licensed for asbestos removal; if we suspect it we'll stop and advise a specialist survey rather than risk it
• Water tanks, cylinders or pipework still in active use - these need isolating by a plumber first
• Pest infestations - if we find signs of rodents, birds or wasps nesting we'll flag it straight away, but pest control itself is a separate call
• The loft conversion building work itself - we clear the space ready for builders, we don't do the construction

1. Get a free, fixed-price quote: Either a site visit, or a fast estimate from photos or a short video sent by WhatsApp or email. The price is agreed up front, not guessed at on the day, and it holds even if the loft turns out slightly fuller than expected.
2. We arrive and set up properly: Dust sheets down on the landing, ladder or our own access equipment in place, and heavier or awkward items lowered down carefully rather than dropped through the hatch onto a bedroom floor.
3. Everything's sorted on the spot: Anything you want kept is set aside for you, items in decent condition go to local charities or get resold, and only what's genuinely rubbish goes for disposal - you're told what we're taking before it leaves the house.
4. We sweep up and finish: The loft space, hatch surround and landing are left swept and tidy, and a waste transfer note is available if you need one for a landlord, solicitor or letting agent.
5. You pay once you're happy: Nothing is taken upfront - payment is only requested once you've seen the finished job and you're satisfied with it.

Loft Clearance Prices by Volume, Not Loft Size

Loft clearance pricing generally works in three rough bands, based on how much volume is coming out rather than the size of the loft space itself. A small loft holding a couple of boxes, suitcases and decorations - around 1-2 cubic yards - usually falls in the £150-£250 range. A medium loft with furniture, boxed archives, old toys and general storage crates, around 3-5 cubic yards, typically runs £300-£500. A large loft

that's effectively become a second storage room - 6 cubic yards or more, perhaps including several tenants' worth of abandoned belongings or years of accumulated hoarding - tends to be £600 and upwards. Where a loft is being cleared as part of a wider house clearance, it's usually folded into that overall price rather than charged separately, so flag the loft specifically when you first get in touch so it's properly accounted for in the quote. Access has a real effect on price too - a loft with no ladder, low headroom, unboarded joists, or a hatch that's awkward to reach with a step ladder alone will take longer to work in and can push a job toward the top of its band. None of these figures replace an actual quote: the only way to get a number that will hold on the day is a site visit, or clear photos and a short video showing what's up there and how it's accessed.
